The most affluent and fastest-growing part of the Bakersfield metro, stretching from the Stockdale corridor west and south to the city limits. Seven Oaks is the premier gated community with upscale homes. The Riviera and Westchester neighborhoods offer tree-lined streets and historic charm near the Kern River. Rosedale (pop ~18,600) is a large CDP northwest of the city core with newer suburban development and top-rated schools. Stockdale Estates and the Panama Lane corridor feature master-planned communities. This region has the highest home values and best school ratings in the metro.
